What is Self Perform?

Self-perform is nothing new but has become a competitive advantage if done right. When self-performing, the lead general contractor on a project completes certain construction activities, such as carpentry and/or framing work, drywall and painting with its own skilled labor force. Often, self-performing particular scopes of work can benefit a project. More importantly, self-perform capabilities add value for all clients.

why self perform Experience matters

Self-perform work is not a fit for every project. However, having a self-perform contractor on the team affords many options and added value. Even without using self-perform labor, having trade knowledge and experience improves the ability to review subcontractors’ work and hold them accountable in terms of quality, staffing, scheduling and costs. This allows Redwood to go beyond the typical “broker” experience most general contractors provide and offer our clients the expertise of a true builder on every project.

Self-perform Advantages

1: Save Time

Self-perform capabilities leads to a better understanding of tasks often completed by subcontractors:

  • Faster project start — Self-perform eliminates the time required to complete subcontractor selection and onboarding.

  • Efficient scheduling — Trade-specific experience means clients receive accurate, efficient, dependable schedules.

  • Schedule Control — If a sub falls behind schedule and is unable to recover, self-perform capabilities allow the option to supplement the subcontractor workforce with in-house skilled laborers to maintain schedule. Self-perform improves the ability to manage the schedule by using internal forces to perform the work.

  • Alignment of priorities — There is an inherent incentive when utilizing self-perform labor on a project that leads to time and budget savings vs using subcontractors.

2: Save money

Self-perform work provides a thorough knowledge of labor requirements, material options and costs, and the ever-changing market fluctuations that affect both. During preconstruction, the Redwood’s self-perform knowledge provides clients and architects with accurate budget information for design iterations in addition consideration of value engineering alternatives. Having worked with a variety of materials, the Redwood team can recommend selections that will provide the best value for each project.

3: Control quality

Following years of experience building a talented team of self-perform skilled laborers, we have finishers, carpenters, and millworkers available as needed. Self-perform crews that have worked together on multiple projects tend to yield higher quality products through lessons learned and avoid overlap of scope leading to cost control. When our laborers are responsible for work on site, Redwood can guarantee excellent quality as well as on-time, in-budget completion of those trades.

4: Improve Job Site safety

Experienced self-perform workers are almost always on a project job site from start to finish. They follow and enforce the Redwood’s safety standards, enhancing the safety focus already provided by an in-house safety department and individual project teams. Skilled laborers on site offer extra sets of trained eyes to watch for and correct risky behaviors.
