What is Self Perform?
Self-perform is nothing new but has become a competitive advantage if done right. When self-performing, the lead general contractor on a project completes certain construction activities, such as carpentry and/or framing work, drywall and painting with its own skilled labor force. Often, self-performing particular scopes of work can benefit a project. More importantly, self-perform capabilities add value for all clients.

Self-perform work is not a fit for every project. However, having a self-perform contractor on the team affords many options and added value. Even without using self-perform labor, having trade knowledge and experience improves the ability to review subcontractors’ work and hold them accountable in terms of quality, staffing, scheduling and costs. This allows Redwood to go beyond the typical “broker” experience most general contractors provide and offer our clients the expertise of a true builder on every project.

Schedule Control — If a sub falls behind schedule and is unable to recover, self-perform capabilities allow the option to supplement the subcontractor workforce with in-house skilled laborers to maintain schedule. Following years of experience building a talented team of self-perform skilled laborers, we have finishers, carpenters, and millworkers available as needed. Self-perform crews that have worked together on multiple projects tend to yield higher quality products through lessons learned and avoid overlap of scope leading to cost control. P & D Construction Inc. is a fully insured and licensed contractor that provides construction and remodeling services for residential homes, luxury condominiums and commercial construction projects. Services include rough carpentry and framing, finish carpentry, acoustical ceilings, drywall hanging and taping, flooring and refinishing, roofing, painting, gutter work, deck repairs and building, window and door installation and siding installation. Redwood partners with P+D for projects where self performing select trades will add benefit to the overall project and client.
